Villa renovation and fit-out services in Dubai
Five disciplines, one contract, one programme, one person accountable. Residential villas only.
01 — Interiors
Interior fit-out and finishing
Everything inside the villa once the structure and services are settled: bespoke joinery and wardrobes, kitchens, stone and tiling, flooring, gypsum ceilings, doors and ironmongery, painting and decorative finishes, and lighting installation.
This is where clients feel the difference between contractors, and it is also where budgets slip. The usual cause is not greed, it is a scope that was never written down properly. We price fit-out off a measured bill of quantities — quantity times rate, all-in, in metric — so you can see what each item costs and what happens if you change it.
02 — MEP
Mechanical, electrical and plumbing
Full replacement or targeted upgrade of electrical, plumbing and HVAC systems.
Most Dubai villas built before 2010 are running original MEP. Undersized distribution boards, corroded pipework buried in walls, AC systems long past economic repair, and drainage laid to a fall nobody checked. On a full renovation this is frequently the largest single package and almost always the one that produces variations, because you cannot survey what is inside a wall until you open it.
We price MEP as a full replacement where the villa's age justifies it, and say so rather than quoting a low number and finding the problem in month three.
03 — External
Landscaping and pools
Hardscaping and paving, soft landscaping and planting, irrigation, garden and facade lighting, pool construction, pool renovation and plant replacement, outdoor kitchens, pergolas and shade structures, boundary treatments.
Villa gardens in Dubai fail for boring reasons: irrigation designed for the wrong plant palette, paving laid without adequate falls, and pool plant rooms sized for a smaller pool than the one that got built. Landscaping is not decoration on a villa project — it is drainage, power, water and structure, and it needs coordinating with the MEP package rather than bolting on at the end.
04 — Structure
Structural renovation
Load-bearing wall and column removal, layout reconfiguration, extensions, opening formation, roof and slab alterations, staircase relocation.
Structural work in Dubai requires a Dubai Municipality building permit, consultant-stamped drawings, and a main contractor classified on the DM Contractor Register for that scope. F4 is not a DM-classified structural contractor and will not tell you otherwise. On structural projects we hold your contract and deliver the fit-out, MEP, finishing and landscaping packages, working under a classified structural main contractor, with an engineering consultancy appointed to run the DM and community submissions. You keep one relationship. The permits sit with the parties legally able to hold them.
Any contractor telling you they can remove your columns on their own fit-out licence is either mistaken or hoping you do not check. You can check — the Dubai Municipality contractor and consultant register is public.
05 — Aluminium
Aluminium windows and doors
Sliding and lift-and-slide terrace systems, replacement glazing, thermally broken framing, slim-profile systems for renovation work. We specify Alumil systems and work to three tiers.

The trap
Fabricators frequently quote Alumil's non-thermal series — M14600, M45000, M14000, M15000 — for external villa applications. These are internal or non-thermal systems. They will not meet Al Sa'fat 2.0 U-value requirements for external use in Dubai. They quote cheaper, they win on price, and the problem surfaces at inspection or in your summer DEWA bill. If you are collecting aluminium quotes, ask every supplier for the exact series number and check whether it is thermally broken.
Pricing
How we price
Quantity times rate, all-in, metric, off a measured bill of quantities. You get a priced bill, a scope register describing what each item includes, and a written list of exclusions and qualifications. If something is not in the bill, it is not in the price, and you can see that before you sign rather than discovering it in a variation order.
We will price a single package or the whole villa. We would rather do the whole villa, because coordination between MEP, structure and finishes is where villa projects actually go wrong, and splitting it across four contractors moves that risk onto you.
