Who we are
F4 Fitouts is a Dubai-based contractor delivering villa renovation, fit-out, MEP, landscaping and aluminium works for private homeowners. We have completed 100+ villa projects across Dubai. Typical project value is AED 1 million to AED 5 million. We work for villa owners and long-lease residents, and we do not take commercial, retail, hospitality or office work.

Design and build
One team from drawing to handover
We carry design in-house. That means one team takes you from concept and drawings through to handover, on one contract.
The reason is simple. The most common way a villa project goes wrong is the gap between the person who drew it and the person who built it — a detail that works on paper and not on site, and two parties each explaining why it is the other's problem. When both sit inside one company that argument has nowhere to go.
If you already have a designer or architect you want to keep, that is fine. We build to other people's drawings regularly and we are not precious about it.
Delivery model
What we hold and what we subcontract
We subcontract most trades. So does nearly every villa contractor in Dubai, whatever their website suggests.
What we hold is the part that decides whether your project works: the contract, the programme, the bill of quantities, the site supervision, the quality control and the snagging. When a subcontractor gets it wrong, it is our name on the contract and our cost to put right — not a conversation about which of four companies you should be chasing.
On structural work
Dubai Municipality requires a contractor classified on its register to hold the named contractor role on a structural permit. F4 is not classified for structure. On projects involving column or load-bearing wall removal we hold your contract and deliver the fit-out, MEP, finishing and landscaping, working alongside a DM-classified structural main contractor and an engineering consultancy that runs the DM and community submissions.
We tell you this at quotation stage. Some contractors do not, and their clients find out when the permit is refused.
How we work
How we talk to clients
Plainly. If your budget does not cover your brief we will say so at the first meeting rather than winning the job and finding it in variations. If something on site has gone wrong you will hear it from us before you see it. If we think a specification is a bad idea we will tell you why, and then build what you decide.
This is not a marketing position, it is a commercial one. Villa clients live in the house or next to the site for months. The relationship has to survive that.
