What we do

The whole job, not a slice of it

We renovate and fit out private villas in Dubai. That means knocking through walls, replacing MEP that was installed twenty years ago, building the kitchen, laying the garden, putting in the pool, and hanging the sliding doors onto the terrace.

We do not take commercial work. Villas are a different job — different approvals, different neighbours, and a client who is often living in the house while you work. Doing one thing means we are not learning on your project.

Interior fit-out and finishing

Joinery, stone, flooring, ceilings, painting, wardrobes, kitchens. The part you actually live in.

MEP

Electrical, plumbing, HVAC. On a villa from the early 2000s this is usually the largest hidden cost and the one most quotes leave vague.

Landscaping and pools

Hardscaping, planting, irrigation, lighting, pool construction and renovation, outdoor kitchens, shade structures.

Structural renovation

Wall and column removal, extensions, layout changes, roof work. This carries permit requirements — see how it works.

Aluminium windows and doors

Sliding systems, terrace doors, replacement glazing. We specify Alumil profiles, and there is a compliance trap here worth knowing about.

Design and build

Design is in-house. One team from concept drawings through to handover, on one contract.

Before you hire anyone

Three things worth knowing

Your contractor probably cannot hold a structural permit

Removing a load-bearing wall or column requires a Dubai Municipality structural permit, and DM will only accept a contractor classified on its own register for that scope. Most fit-out companies quoting you for wall removal are not classified. Ask them directly. We are straight about how we handle this — it is set out in full on our how it works page.

In an Emaar community, the NOC comes first

Emaar's Home Modification NOC must be in hand before the DM building permit submission. Submitting to DM first gets you rejected on administrative grounds and costs you weeks. From 2026 all Emaar villa submissions go through the community portal — walk-ins are no longer accepted.

Half the aluminium quotes you receive will fail compliance

Fabricators routinely quote non-thermal Alumil series — M14600, M45000, M14000, M15000 — for external villa work in Dubai. These do not meet Al Sa'fat U-value thresholds for external application. It is cheaper, which is why it gets quoted, and it gets caught at inspection rather than at quotation. Check the series number on any aluminium quote you receive, including ours.

Dubai villa communities

Community matters more than people expect. An Emaar community means an ECM Home Modification NOC before Dubai Municipality will look at anything. Palm Jumeirah runs through Nakheel. Each community sets its own rules on external materials, paint colours, working hours and contractor registration.

We also work in Palm Jumeirah, The Springs, Al Barari, Jumeirah Islands and Dubai Hills Estate.

Straight answers

What we are honest about

We subcontract most trades. Almost every villa contractor in Dubai does; the ones claiming two hundred men on the payroll are usually counting the same subcontractors you would get from us. What matters is who holds the programme, who checks the work, and who pays when it is wrong. That is us, under one contract.

We do not have a large photographed portfolio. We have 100+ completed projects and photographs of very few, because we finished the job and moved to the next one. We are fixing that. In the meantime we would rather show you a live site than a stock image — ask and we will arrange a visit to a project in progress.

Do you work on apartments or commercial spaces?

No. We work on private residential villas in Dubai only. No offices, no retail, no fit-outs in towers.

What does a villa renovation cost in Dubai?

Most of our projects run between AED 1 million and AED 5 million. The figure depends on scope, villa age, MEP condition and finish level. We give a real number after a site visit rather than a range off a website.

How long does a full villa renovation take?

Four to nine months on site, plus four to twelve weeks of design and four to ten weeks of approvals beforehand.
